We started Latitude 35 because we thought property management could be better.

It turns out, it can.

Our story

Property management in New Zealand has a reputation problem. Ask any landlord who has used a large agency and you'll hear the same story: they signed up expecting professional care for their investment, and what they got was a name on a list.

Quarterly inspections that amounted to a few ticked boxes. Maintenance issues that sat in a queue. Phone calls that went to voicemail. A rotating door of property managers who had never set foot in the house.

We started Latitude 35 because we knew it didn't have to be this way. Between us, we have years of experience in property management — enough to know exactly where the industry falls short, and enough to build something better.

The name says it all. Latitude 35 refers to the 35th parallel south — the latitude of Kerikeri and the Bay of Islands. We're rooted here. This is where we live, where we work, and where we've chosen to build something we're proud of.

How we do things differently

We manage fewer properties on purpose

Most property managers in New Zealand carry portfolios of 100 to 150 properties. At that scale, your property is a line item. We keep our numbers deliberately low so we can give your property — and you — the time and attention you deserve.

We communicate before you have to chase

The number one complaint landlords have about their property manager is communication. We took that personally. You'll get regular updates, honest advice, and a real person on the other end of the phone — every time.

We know Kerikeri

We're not a franchise parachuted in from Auckland. We live here. We know the rental market, the seasonal patterns, the reliable tradespeople, and the community. That local knowledge translates directly into better outcomes for your property.

What's in a name?

Latitude 35 refers to the 35th parallel south — the approximate latitude of Kerikeri and the Bay of Islands. It's a line that runs through some of the most desirable places on earth to live.

For us, it's a reminder that we're rooted in this place. Our business, our reputation, and our commitment to doing things properly — all anchored right here.

Our mission

We manage fewer properties so we can look after each one properly. That means real communication, genuine care, and a level of attention that the big agencies simply can't offer. Your property is not a number on our spreadsheet — it's the reason we come to work.
